This house was built in the 1950 era and was well constructed.
We puchased the house in 2006 and and did several improvements. The entire basement was gutted back to the studs and new
installation, electrical and drywall was installed. New air conditioner was
installed in 2009 and new roof in 2014. The furnace is a high-efficiency unit
that is about 15 years old but is running strong. More recently in 2023 the entire first floor was gutted and replaced with new subfloor and maple hardwood floors throughout. A wall was removed in the kitchen to open it up to the living room and new Quartz counters and appliances were installed. I really take care of the place
and expect the tenants to also take pride in the house.

Are utilities included in the rent ? |
Utilities are not included in the rent for the main floor
suite. The main floor tenant will be required to pay 85% of the Hydro,
Water and Gas. The basement suite tenant has utilities included in the rent. Note: basement suite tenant does not have control to the thermostat but can regulate temperature by adjusting heating vents |
How much are the monthly utilities ? |
Rates for gas and hydro electricity have flucuated over
the last few years so its hard to predict precisely the price - i have history over the last 5 years and if you click on the link on the left called "Utilities Avg." you will see a chart that shows the average monthly payment for the main floor suite. |
Is cable or internet included ? |
Cable and Internet are not included. Typically, both parties from the main floor suite and from the basement suite make an agreement to share
the expense of the services. |
How are the bills paid ? |
The landlord pays all the bills (gas, water, electricity, hot water heater) from the main floor suite. As part of the monthly payments for the rent, the utilities is estimated and paid for. Landlord will keep track and and will settle the account every 6 months.
All bills are posted online and can be examined at any time. |
What is process to rent the apartment ? |
The process to rent either apartment involves filling out a rental application form. Once approved then the first person to supply the lessor with the first month and last month rent cheque will secure the position to rent the apartment. |
Is Smoking permitted ? |
No
Smoking is NOT permitted inside either apartments. The apartments
are rented under this premise to people who may have allergies,
small children or respitory problems and therefore it is not
permitted to smoke anywhere inside the premises. This policy
will be strictly enforced |
Are Pets Permitted ? |
In general, no animals are allowed. Special exceptions may
be permitted but you must have permission from the landlord in
order to house any animals. |
How is the Yard Maintenance handled ? |
Grass cutting and snow removal is a shared responsibility of the both the main floor and basement suite tenants. A lawn mower is supplied. Maintenance of the mower will be taken care of by the lessor.
If the grass does not get cut, then the landlord will hire
someone to cut the grass (approx $80 per cut) and will charge
this cost back to the tenants |
